Frequently asked questions

What is the 28/36 rule?

The 28/36 rule is a common guideline used by lenders: your total housing payment (principal, interest, taxes, insurance) should not exceed 28% of your gross monthly income, and your total monthly debt payments (including housing) should not exceed 36% of your gross monthly income.

Why is my affordable price lower than I expected?

The calculator uses conservative guidelines. High debts, high property taxes, or high insurance can reduce the amount you can borrow. Also, a higher interest rate or shorter term increases monthly payments, lowering the affordable price.

Does this calculator include PMI?

No, PMI is not included. If your down payment is less than 20%, you may need to pay private mortgage insurance, which would increase your monthly payment and reduce the price you can afford.
